Any life-threatening situation: gas leak, fire, flood, severe weather, police action (i.e. broken windows, locks, doors), etc. Call 911 first, then call Maintenance.
No heat (60 degrees or below) or air conditioning (80 degrees or above) outside ambient temperature. In specific situations where an accommodation is requested due to a medical concern, documentation must be in the resident’s file.
No electricity or an electrical problem including sparking of outlets or appliances.
An overflowing toilet.
A clogged toilet (only if you have one bathroom in your apartment and have already tried plunging).
No electricity (please check circuit breakers and call your service provider, then call maintenance).
No water.
Water problems: leaks, broken pipes, water intrusion.
Active drain backup.
Gas Leaks (Please call the gas company before calling us).
Structural damage to the building.
Water main breaks or burst pipes.
Lock outs outside of office hours are not considered maintenance emergencies. Please call a locksmith of your choice at your expense and alert the office within 24 hours so that a new copy of the key can be made.
If this isn’t a maintenance emergency, please log into your Resident Portal to enter a work order.
